👥 Occupancy & Visitors

Only registered guests are allowed on the property.
No parties, events, or large gatherings.
Maximum occupancy must be respected at all times.

🌄 Mountain & Weather Expectations

This cabin is in the mountains — while roads to the cabin are easy to navigate, other area roads can be steep, narrow, and icy in winter.
From November–March, 4WD/AWD is strongly recommended if winter weather is expected.. County roads are not cleared of snow and ice.
Weather and road conditions are outside our control, and refunds cannot be issued for weather‑related access issues.

🐻 Wildlife Safety

You are in active black bear territory.

To keep everyone safe:

Never leave food, trash, coolers, or scented items outside or in your vehicle.
Keep cabin and vehicle doors and windows closed and locked.
Never approach or feed wildlife.
Wildlife sightings are common and not grounds for refund.

🛁 Hot Tub Guidelines

Enjoy the hot tub responsibly:

No glass near the tub.
Shower before use to keep the water clean.
Keep the cover closed and latched when not in use.
Children must be supervised at all times.
Avoid use if pregnant or intoxicated.

Use of the hot tub is at your own risk.

🚫 Smoking & Fire Safety

No smoking or vaping inside the cabin.
Outdoor fires only in designated fire pits.
Follow all Sevier County burn bans.

🐾 Pets

If your reservation includes pets:

Pets must be disclosed before arrival.
Clean up after your pet.
Do not leave pets unattended unless safely crated.

🗑️ Trash Disposal

Use the bear‑proof trash containers only.
Never leave trash bags outside or on the porch.

📶 Internet & Utilities

Mountain internet and utilities can occasionally experience outages due to weather or provider issues. These are not grounds for refunds.

Our team may access the property for:

Hot tub service
Repairs
Safety checks
Emergencies

We’ll notify you whenever possible.

📹 Exterior Security Cameras

For the safety of our guests and the property, exterior security cameras are installed and actively recording 24/7. These cameras are located:

At the front of the cabin, monitoring the driveway and entry area

There are no cameras inside the cabin, and no cameras face the hot tub, firepit, fenced yard, or any private outdoor spaces.

The cameras are used solely for security, guest safety, and to verify occupancy, pets, and unauthorized events. Tampering with, disabling, or obstructing the cameras is strictly prohibited and may result in removal from the property without refund.

Please treat the home as if it were your own:

Report any damage right away.
Don’t move furniture or disconnect electronics.
Excessive cleaning, missing items, or damage may result in additional charges.
